Roach infested and constant drive by shootings. Don’t stay here

I have lived here for a year and some months, actually going on two years. April will make two years. First three months into the apartment i dealt with water damage from the sewer issue that wasn’t my fault and never got compensated on that. The gate is always messed up. One of my cabinets fell and i had to put it up myself cause maintenance was poor at doing the request at the time. There has been at least 3 or 4 shootings in front of my apartment since i lived here. My car was damaged in the... first shooting. Pest control doesnt come and spray like they should. Up and coming area with access to all major highways via 166. Neighborhood is quiet and clean. The gates actually work! And if their are issues management addresses them promptly.
My move in process was a bit delayed due to construction. I knew the specific building was being remodeled before I put down the deposit so I somewhat expected a delay because covid has been slowing things down. Management went above and beyond to compensate us for the delay. My move in went smoothly and I love my... 1b/1b it’s very spacious and gets great light. The building is very cool and feels secure.
Every call I make to the office is answered everyone is kind and just wants to create the best living experience for their residents. I put in a service request and it was answered the same day and done right. They even sent an email explaining what they did. Overall I would recommend Vesta Adams park to anyone. The two stars are for the quality of my apartment inside which is satisfactory. The care and attention to the tenants and the property need a lot of improvement. The apartment grounds are not cared for by the staff. Specifically, we have amenities such as a laundry room with inadequate machines and broken doors, which have allowed it to become a haven for questionable activity. There is a lot that needs to be done to improve the parking lots. They claim we have on-site security but I get... different answers about when to expect them to be on duty. I have had two after hour "emergencies" which were never given priority to even acknowledge. The staff is not accessible and barely answers the phone in the office. The assistant manager, Kristi always engages you as if you are bothering her. Last but not least, They require you to pay your rent online and you will incur a $30 fee if you don't use checking account and use a debit/credit card. Even though it makes sense to allow electronic options, The management staff should take more care to use a platform that doesn't rip off its tenants. I've lived in other apartments where online payment options are available and have NEVER had to pay a $30 processing fee, so I know its not a common practice to charge this much.
