The biggest issue I experienced was a persistent drain fly infestation that appeared to be coming from inside the wall behind my kitchen sink. This wasn't a few flies; it became an ongoing problem that affected my daily life. I counted roughly 50 drain flies on my wall each day, killed them all, and 50 more would be back within a few hours. They were in my fridge, my oven, my bedsheets, it was a genuine nightmare. This was all caused by their cheap dishwasher having a hose leak within the wall... and completely soaking the inside wall. It took maintenance 3 weeks to diagnose this simple issue, and their laziness and incompetence resulted in me living in these conditions for a month. The pest control guy even told them multiple times that they had to dry the moisture in the wall to solve the issue, and they consistently disagreed with him and said the inside wall was dry (we opened the wall and it was soaked).

What was most disappointing wasn't just the problem itself; it was how it was handled. I repeatedly had to follow up with management and maintenance to get meaningful action. They never replied to any of my emails, so I had to leave work early just to even get them to acknowledge me. A resident shouldn't have to keep reminding management to address a legitimate maintenance and pest issue. I almost had to threaten to contact code enforcement.

Since the current management team took over roughly four months ago, the quality of service has noticeably declined. Communication has become inconsistent, follow-through has been lacking, and issues that should have straightforward resolutions have turned into drawn-out, painful processes. In my experience, the previous staff was significantly better; I miss them. They were responsive, professional, and seemed to genuinely care about resolving residents' concerns. This one is still trying to charge me security deposit fees for a unit I don't even live in anymore because of course they forgot to close the account after I reminded them three times. Don't even get me started on how new management came in and immediately cut down multiple multiple trees, cut out multiples bushes, and turned off the sprinkler system, right in the middle of the drought. The new lady at the office (not Victoria) just doesn't care about the residents at all. Whenever you go there to raise a valid concern, she always says there's nothing she can do about it. Aiden (the previous guy) was more helpful. They hired contractors to tear up the drywall in our apartment after the hurricane. It's almost 2 months already, yet they haven't come back to repair our wall! I can't believe we are paying an expensive rent for this. They don't even offer any sort of compensation to... their residents! I would have expected at least a credit in our rent to offset what they did, but none so far. No renos..but rent is climbing. Problems with many things.

I have had multiple roof leaks and it has taken management/maintenance DAYS for someone to come and look at the repair. I use the Resident's Portal to communicate with the manager/associates and they barely respond.
I moved into a 1B1B and the walls also had damage.
The area is nice but management and unit upgrade/upkeep could be WAY better.

There are big roaches all over this property and worms in the apartments I’ve seen giant roaches outside and inside. Neighbors say the have the same issues, this people will take your money and you will never receive help from the office management or seen them again.Do Not Waste Your Money or Time.
