Horrible staff rude, houses flood, water damage and health issues
Office staff is absolutely horrible to talk to - Staff picks and chooses who they let stay and who they rent to.
Staff has been overheard making racist remarks.

Don’t waste your time or money.
Unless you like sudden 20% rental increases, less than 24 hours to decide if you’ll stay or leave after getting your rent hike, living under a microscope and poor management. Trust me there’s better in st Lucie west if you do a little homework. They maintain the houses with “landlords special” approach to repairs and everything is just… meh. Looks good from 20 yards away but then you realize the countertops are disintegrating and the water damage from previous flooding, and the bar top that... creaks and leans so you don’t put anything on it for fear of collapse. Also, all windows either face east or west so prepare for 84 degree bedrooms during the summer and a $350 electric bill. Dog poop everywhere bc renters don’t clean up.

18% Rent Increases, Renter Beware!
The property and community is nice enough. What is not so nice is the property management. Maintenance is borderline incompetent and changing faces so often makes it worse. After several visits to diagnose and fix an AC leak we ended up having another half dozen visits for water damage remediation due to their lack of attention. That was not the start to our lease we wanted especially when none of our move in maintenance items were ever addressed. Our reward was an 18% rent increase on our first... renewal. I was shocked! I've rented a dozen apartments/homes and never missed a payment, usually landlords will give you an increase every year but not 18% and certainly not post covid when rents are nowhere near as crazy. Rich Property doesn't care about keeping tenants so keep that in mind if you are looking for a place to stay long term. This is not it!

do research about the community
Be sure to do your research before applying. The staff is wonderfully nice but trying to get help from the property manager is like pulling teeth. When asked to talk to the property manager it is like there isn’t one.
