Not the same place in the pictures!
Roach infestations, outdated units, and constant management turnover. The pool has become a hangout for loud, rude people blasting obscene music, smoking weed, and grilling, making it unsafe for families and kids. Grounds are full of fleas because landscaping crews leave leaf piles, and flooding is common in first-floor apartments after heavy rain. Parking is a nightmare with hardly any handicap or visitor spaces, and cars are towed without warning. Amenities are poorly maintained — two BBQ... grills for the whole community, both usually broken. Inside, tubs are cheaply sprayed and later peel (with tenants charged), and vinyl flooring lifts at the seams. During storms, staff disappear and leave residents to fend for themselves.
For the rent prices here, the conditions and management are unacceptable. Would not recommend.

Don’t Move Here
Poor Management, poor upgrades, poor location, roach infestation upon move in, and best believe you will be charged for damages upon move out. Management literally told me “I know we didn’t give you the apartment like this” at my inspection. I sent them the evidence. Most unprofessional people I have ever met. You can get a nicer, larger place in New Tampa. Don’t live here!

We always work with our residents that have damages at move-out to come to an amicable resolution.... Stay away unless you’re absolutely desparate
Our entire building had a cockroach infestation. The management decided to take care of it by giving 48 hours notice to make us move out all our kitchen stuff as well as bathroom and closet for fumigation. The fumigation didn’t even work and we kept seeing cockroaches. When we moved out, the charged us $650 to replace the entire carpet (which we documented had stains and a disgusting crunchy texture when we moved in) even though we hadn’t added visible stains to it. Raw sewage leaked out of the... drains in the parking lot many times while I lived there. All my neighbors had similar horror stories. The management does not care whatsoever about tenants- only about profiting and signing new leases.

We understand the frustration that comes with charges assessed for damages caused by animals when having resided in an apartment. We do require renter’s insurance as part of leasing with us. We suggest filing a claim with the renter’s insurance... company on record as some policies will cover these types of damages. As for any pest control issues, we do perform preventative maintenance in the apartment homes to prevent any further incidents from occurring as this is communal living and we want to avoid these types of situations. We are unaware of any issue regarding the statement about raw sewage; please feel free to contact us directly if you have any further concerns. We wish you the best with your future endeavors.
