Overpriced and underdelivered

Staff will tell you how great everything is but these units have old windows that are prone to grow mold; wet areas with the most disgusting grout I have ever seen.... Just old apartments that aren't properly turned over when someone moves out.

Not Worth It

This is the worst apartment complex I have ever lived in. I stayed for 2 years only because of its location and limited alternatives. The AC went out in my unit 5 times in a matter of 6 months! And not just mine, it's typically the entire building- with absolutely no notice or communication from the management team. Oh, and all windows are sealed shut so you can't even open those up to get a breeze when the AC does go out.

I've had two wash machines break, and the third one literally ate my...
clothes. After every wash I would have to pull items out of the bottom where the water drains out. 50/50 chance of whatever it was ripping.

The water pressure throughout the building sucks and when I moved in, the only temperature I could get with a decent amount of pressure was boiling hot. They came up on FOUR separate occasions to "fix" it and the best they could do was make it to where we had to take cool/ Luke warm showers.

Even with all of these issues they will still increase your monthly rent by at least $30 every time you renew. It's just not worth it.

Overall, I really wish I had nice things to say about the 11 E because it is in a great location and has amazing views, but they really do just suck.

Penthouse in Historic Hotel downtown Jacksonville

My husband loves the convenience of being located on the northbank close to where he works. The building lobby and common areas are classy and well kept. The security systems keep out the homeless that flock the parks around the buildings. I feel safe here. The homeless are harmless they will at times panhandle but most leave everyone alone. My ceilings are 10ft tall. The washing machine and dryer are a small capacity set but they are provided.
