I’ve rented for 20 years now. I have never had such an awful experience. Do yourself a favor and pass on the Dunes and the sister property Harbor Point. They both have the same issues. The management has changed 3 times in one year. There is no corporate office so you will be stuck with the same mean office staff and incompetent maintenance guy. I could make a list a mile long of all the complaints about this place. Safety and privacy are out the window while living here. Ring doorbell is aloud... for some people and not aloud for others. Maintenance comes into apartment as needed if you are home or not. Don’t worry tho they are “insured.” Anything they fix is still broken and the mess left behind is insane. There is no working pool for 11 months now so the picture being advertised is a lie. Dog poop all over property, smell in hallway is so bad we don’t use the hallway, porch seemed nice but if you don’t like smell of cigarettes please pass because there are chain smokers. If your bathroom sink is not useable don’t worry they will put the whole sink and vanity in your living area and say it’s just fine with the nails sticking out and to use the kitchen sink for yourself and 3 kids for over a month and then give a super small discount on the over priced apartment. Things that were broken at move in will be taken from your deposit or they will make an excuse up as my neighbor had the whole deposit kept due to a hole in the wall. Hot water goes quick and sometimes doesn’t work. Cabinets fall off often and you’re not aloud to fix them yourself or you’re breaching the lease contract. Electric outlets barely work. If you have children definitely pass because all the front office staff does is complain about them being kids. There are so many places available to live by the beach. Cons outweigh the pros hands down. The upgraded apartments were completeled so cheap, that they are falling apart. Weird neighbors watching others with cameras on their patios, the smell of marijuana is EVERYWHERE, pool consistently being closed because of used condoms and poop in the water, rats inside and outside, the smell of the garbage cans outside from not being emptied regularly will chrun your stomach, grills don't work, filthy hallways, the big dumpsters are disgusting outside with... possums and rats crawling all over because residents don't put their bags in the dumpsters and staff rarely picks up the garbage, homeless people sleeping in the unlocked pool area, it honestly looks like a strip club in the pool area-soooo gross, I could go on and on but this is the jest of living at the dunes. The new staff has completely changed the property. Bobbi was extremely helpful and friendly resolving an issue I had this week. I also love the renovations that are taking place. The pool area is fantastic.

Not a family friendly complex. There is rampent drug use that you will smell daily. It actually seeps into your apartment. If you don't mind loud noises, fighting, dirty facilities, drugs, and pit bulls off leashes...this is your place.

Do not move here management is very poor and extremely bad
