I like it. It's perfectly located. Across street from UF
College Manor is old, but well built old. Is in a really good spot, next to school, food, and friends. The corner of 13th and University is kinda the bullseye of UF. Where the most people live and delicious foods are served. At least if you're a walker. And having a car is ssssoooo expensive. You have to pay to park everywhere, then walk a bunch to whatever. And you think you're going to drive to class? Ha ha ha, forget about it. So being close to the bullseye is prime. Artsy smarty neighbors.... Nice office people. Small army of maintenance dudes. I recommend

Roaches and Falling Apart
Units are filled with roaches, even if you regularly bleach and clean. I’ve even seen them in the hallways. Additionally I have wooden posts that are rotting and paint in my kitchen that is peeling off the walls. Lastly, management will harass you nonstop to renew under the threat of raising your rent. Even if you’ve been living there for under a month. Predatory and gross.

Love the Staff and Living Space :)
I am currently a resident at College Manor Studios, and I can confidently say it's a fantastic place to live for several reasons. Firstly, the location is unbeatable. Having previously lived in the dorms where my walk to class was 25 minutes, I now enjoy a quick 10-minute walk, which has been a game-changer for me.
Secondly, the staff here is exceptional. They are incredibly welcoming, always ready to assist with any issues, and genuinely prioritize our needs. Their friendliness and personal... touch make a big difference in creating a comfortable living environment.
Thirdly, the cost-efficiency here is remarkable. Compared to other places near campus in Gainesville, College Manor offers great value for money. All amenities are included in the rent, and the resident portal makes rent payments hassle-free with autopay options.
Fourthly, maintenance requests are handled promptly and efficiently, which is crucial for peace of mind.
Personally, one of the highlights for me is living just steps away from one of my best friends in the nearby apartment building. It's incredibly convenient to hang out, walk her dogs, or simply enjoy each other's company.
Lastly, having my own space at College Manor is a joy. I can decorate it to my taste and don't have to worry about moving out at the end of each semester.
Overall, I absolutely love living at College Manor and would highly recommend it to anyone looking to live independently while studying at UF. It's been a wonderful experience transitioning into adult life in such a supportive and convenient environment!

Great Location!
Super close to UF and restaurants and bars on university. Office and maintenance are great. ANything goes wrong and they fix it within a day. Never hasd any issues. The area on home football weekends can be a little rowdy.

the people in office are amazing. just based on the staff, this p[lace is just better than most other apartments in the area. and the price and location are great for students
