Occupancy & Use of Premises: The premises shall be used exclusively as a private residential dwelling. No business, trade, profession, or commercial activity of any kind may be conducted on the premises.

Prohibition on Subletting: Tenant shall not sublet any part of the premises, nor assign this Lease, without the Owner's prior written consent. This includes short-term rentals (e.g., Airbnb, VRBO).

Smoking Policy: Smoking of any kind (including vaping and electronic cigarettes) is strictly prohibited on the premises.

Utilities: Rent does not include any utilities. Tenant will arrange for the setup and payment of all utilities, including but not limited to electricity, water, sewer, and internet.

HOA Compliance & Lawn Maintenance: Tenant agrees to comply with all rules, bylaws, and covenants of the Live Oak Estates Homeowners Association. Tenant is solely in charge of maintaining the lawn and landscaping in accordance with HOA standards, including regular mowing, edging, weeding, and watering.
