BEWARE!!

MOLD BEWARE! LUXURY IS A LIE. SEE PHOTOS FROM MOVE-IN. Living here was one of the worst experiences I’ve ever had.

From the very beginning, my experience at Parc3400 was stressful, disappointing, and far below what I expected. While some maintenance issues were addressed, the bigger problem was the ongoing pattern of poor living conditions, recurring building issues, and unprofessional communication.

Parking was a constant problem. I was often forced to park far from my building or on the...
other side of the complex. As a parent caring for an autistic child, that was not just inconvenient, it felt unsafe and exhausting.

The gates frequently malfunctioned, and the elevators were regularly out of service. These were not isolated issues. Cleanliness was also a problem. The building where my unit was located often smelled strongly of dogs and other unpleasant odors, which made it feel poorly maintained.

The actual unit was disappointing from day one. It was outdated and showed visible signs of wear and poor preparation before move-in. I dealt with refrigerator dents and dirt from the start. The freezer made loud noises and did not keep a consistent temperature. The stove lettering was scrubbed off, creating a safety concern. The washer and dryer were also ongoing issues. The dryer made loud squeaking noises, damaged clothing, and the machines made unexplained alarm or “singing” sounds that even maintenance could not properly identify. The kitchen and bathroom cabinets were outdated and had visible water stains, and two wall outlets did not function despite being reported.

The master bathroom was especially frustrating. I requested that the grout be cleaned because it was visibly dirty and unsanitary, but that issue was never properly handled. The grout remained unacceptable the entire time.

To make matters worse, mold was found upon move-out.

What made the experience even worse was management’s communication. The tone often felt cold, dismissive, and unnecessarily threatening rather than professional or solution-oriented.

Overall, the issues were not isolated. They were ongoing, and together they created a living situation that was stressful, uncomfortable, and not worth what residents are paying. I would strongly encourage anyone considering this property to look carefully at other reviews and ask hard questions before signing a lease here.

Good, not great. Definitely not luxury.

Place has a good blend of college students, young professionals, and families. Amenities (gym, pool) were mostly great. On the weekends, the pool has a lot of kids so there's a lot of noise. Leasing office is amazing!

The apartments themselves are fine. On the smaller side. Appliances, especially the kitchen, are outdated. Master bedroom has a great bathroom. The second bedroom is very outdated.

At the beginning of my lease, I had complaints for a month bc of an upstairs apt that would be...
literally screaming for hours on end all week long. Until like 2-3 am. It was awful. Management was very slow to respond.

The parking situation is atrocious. If you're not home by 6/7, good luck finding a spot. I would literally avoid leaving my apartment after 7 if I had work the next day because I would end up having to park at the complete other end of the lot (IF EVEN) and walk like 5-7 mins just to get to my building. At that point, live downtown. And they tow quickly.

Trash pickup is AWFUL. It is so bad that every couple weeks, the large waste cans at the entrance of the apartment buildings would be OVERFLOWING with people's personal garbage because the pick up rules made no sense. It was disgusting. It's only a matter of time before they start having lil' critters.

Gates broke down like every 1-2 months. Elevators broke down every 3-4? months.

Mgmt communicates clearly and regularly via email. They have food trucks on the weekends and events for the holidays. Really cute. Again leasing office is the greatest.

All in all, would be fine if not priced like a luxury apt since it definitely isn't one. I was very happy when my lease was over.

Highly Recommend

I've been a resident for 3 years and this community is the best. Clean, quite, great neighbors, and I can't forget to mention the awesome management team. The manager Tanja, leads her team with the upmost professionalism. My family and I highly recommend this great community!!

Excellent South Florida Living

As a 3 yr resident, maintenance quickly fixes appliance issues, the property, pool, gym and common areas are spot less, staff is friendly and professional, family feel & never crowded, beautiful day room, landscape and modern structures, community events, awarded me resident contest gift card, I highly recommend this community.

Poor Management

Pros: friendly maintenance
Great gym
Nice apartment

Cons: broken elevators, gates, and grills that can be down for weeks.
Dog poop even on the sidewalk
Unfriendly management
If you need to communicate with the office after move in, it’s very difficult. They won’t work with you to solve anything.
Had packages stolen from Luxor one in the communal locker.
They supposedly have cameras but I don’t think they are operational
They cater to more college students so expect to smell some pot
