This is not old, I moved in May of 2026. This is not an attack to the community, this is the truth of what’s happening. The pictures online are not accurate. The units they show during a walkthrough are staged and planned to create an image that’s false. It seems the renovation budget really didn’t go into renovations and instead someone hired a team of friends to cut cost. Any recent good reviews are from long standing tenants that have created a relationship with management.

8.19.26 THESE... PEOPLE ARE NOT CAPABLE OF MANAGING PEOPLE OR THINGS! NOW I Understand the multiple owner/investors changes. I’ve had random fees on my account since June. I was told the fees would be removed. Until two days ago when both managers lied and said they never said that and can’t make any promises. When I moved in and saw the conditions I didn’t feel the need to make a review because I didn’t want to create more of a negative image. Fast forward I have realized why so many complaints have been filed. Their maintenance is the worst I’ve experienced in my entire life. Everything is falling apart and I’ve put so much money into fixing simple things in that unit. Dirt and hair painted over all the walls, nothing is sealed or caulked properly, sliding doors don’t close all the way and have gaps all around the frame, their idea of fixing something is to add some caulk to cover damages and paint over it. Currently my ac is spitting out slime and dirt and the condenser shuts down every time it’s clogged. I literally have to go outside and clear the lines to get my ac working. I have so many work orders about my ac and issues I’ve experienced it’s actually concerning that they have people living in these unit. My issue was never financial. I’m not writing this review because I’m upset at a resolution they gave me. I’m writing this in hopes that others read this and make a better decision than I did. Unless you are desperate for a place, I would highly recommend you look elsewhere. Reported so many maintenance requests to the team since I moved here in July, all of a sudden, all my maintenance request history is now removed from the portal... that' s pretty shady stuff... Moving on.... The last maintenance request took the team over a month to address. after several complaints, I was told the service manager or community manager would reach out to me in an email that came from the team on 11/29. No one has reached out.... at all.... very nice.... Also since then we... have had a shooting situation here at the complex. I think it may be best if we start discussing how to let me out of my lease and I can be moved out of here within 30 days as it is obvious I' m not valued at all as a resident. Read More

I want to praise the staff at Elliot Cocoplum. I really want to say that they are professional and polite, despite their being shorthanded. I want to say that I feel as if the amenities are always easily accessible, and that I feel this location is a value. I really want to say all that.

But I can't.

The management has made it a mission to improve the appearance of the location but the systems for addressing the concerns of the residents are a terrible veneer of useless events and... professional sounding emails. As a resident, I can say that they can't mask how understaffed and overworked they are. The new management is more concerned with that coat of paint than addressing the concerns of the residents in a timely manner.

Is it a good value? No. Can you get in contact of a human being if you need them? Only if you take time out of your work day and visit the office before they close. Front office, management and maintenance are Fantastic. We love living here

The management was already poor when we moved in in 2020. Has only gotten worse. Rent has been astronomically raised. They have hired a company to harass residents in parking. Towed my vehicle 3 times and my vehicle is listed on the lease. Not resident friendly AT ALL. And the new management is very unprofessional and callous! Would never recommend anyone move here
