The only word I can use to describe this place is INCOMPETENCE.

The leasing agents are your first impression and they consistently failed. My appointment to view apartments was “lost” multiple times, despite text confirmations.

Despite these red flags, I moved forward with signing a lease. It took nearly two weeks to receive it, and it didn’t include the assigned parking spot I was promised. With movers already scheduled, I felt forced to sign; something I regret.

Unfortunately, the... incompetence didn’t stop there. Upon move-in, I wasn’t given basic information, like how to grant guests access through the gate.

Maintenance is no better. When things break, they often make them worse, ordering incorrect parts, delaying repairs for weeks, or even failing to reconnect plumbing properly, causing flooding. This can leave you without working appliances for extended periods (i.e. a month), while management does nothing but continue to collect rent.

You would think that a company like this would at least be happy to receive rent payments a few days early. Not here. Even paying rent is an issue. Their auto-pay system has repeatedly failed to process payments despite authorization and sufficient funds. Instead of resolving the issue, management places blame on tenants and threatens eviction notices as early as the 6th of the month. This has happened multiple times. It is not a fluke.

I cannot wait for my lease to end. While every property has minor issues, the problems here go far beyond that. This is not a series of isolated incidents, it’s a consistent pattern of incompetence permeating throughout the entire company. Read More

have had a good experience with maintenance. the leasing ladies are nice but its hard to get a hold on phone, easier if you go in there. my issue is we were not showed the gyms on our tour on purpose. there are "2" but they each have 2-4 pieces of equipment. one gym has a treadmill and a bike thats it. the pools and hot tubs are dirty and they dont leave a net out to clean yourself. also not having a dog park is a negative for me too. the parking is also not great. we got one spot but our... neighbors have 2 spots we noticed. people park on the street blocking the intersections and nothing is done about it. if you were in a wheelchair forget about it Read More

This place is horrible. Office never answers the phone, there's never any parking, there's tons of trash outside of the compactors. I hate it here, and I don't wish the irritation and anger I feel toward this complex on anyone.

The safety and maintenance is a problem. The office response is really non existance. If you feel it is important, do it in writing go to the office, keep copies. In the future I would not choose Olen Properties.
