Service Animals & Emotional Support Animals: These are not considered pets. Therefore, these are exempt from pet rules & fees. However, you must provide documentation for their use from your mental health or medical provider.

Income Requirement: Gross monthly household income (all adults combined) must be at least 2.5 x Rent. This is relatively easy to attain since it's a combined requirement, not an individual one.

Credit Score Requirement: Each adult applicant (18+) must have a minimum VantageScore of 640. Exceptions may be considered for young adult children (ages 18–21), stay-at-home parents, retirees, or individuals who experienced a documented life event that impacted their credit but does not accurately reflect their overall payment history.

Application Fee: Only $22 per adult (18+). Each adult must submit a separate application. This fee is significantly lower than many rental application fees, and no portion of it goes to the landlord.
