Lease term, security deposit: I am a bit flexible on the lease term, but minimum four months (through the end of September) to line up with the other tenant's lease date. If it is 4 to 7 months, I'd be looking for a $1800 per month rent & $1800... security deposit. If it is 8 to 16 months, I'd be looking for a $1700 per month rent, $1700 security deposit. If it is 17 to 24 months, I'd be looking for a $1600 per month rent, proportional security deposit.
*Half of my 2-bed 2-bath 1050 sqft place is available for lease. In other words, 1 bed 1 bath, roughly 650 sqft, is available to rent.*
This is one half of a two-bedroom two-bath 1050 sq ft. The communal area (living room and kitchen) plus your bedroom, bathroom, walk-in closet, and patio is approximately 650 sqft. In-unit washer and dryer. Floor-to-ceiling windows. Motorized, blackout blinds. Private balcony that opens up onto L st. Secondary suite (this part) has 1 very large walk-in closet and a bathroom with a dual bathtub/shower and storage. The bedroom will be unfurnished, but the communal area will be somewhat furnished (the current tenant has a TV, couch, barstools, and whatnot there.)
Another tenant lives in the other half. He is in the master/primary room, so he has his own bathroom and wouldn't use yours except for the washer/dryer, which is in your bathroom. He's a kind, quiet, studious, approx. 32-year-old guy. He's an attorney who has lived in the unit for 1.5 years. He has a medium-sized dog named Fen, shepherd mix if I remember correctly, who is well-trained and welcoming (his dog sat next to my feet and chilled the first time I was introduced to him).
The building (L at City Vista) has a sister building that you have complete access to as well. Between the two buildings, there is a rooftop pool, a year-round rooftop heated jacuzzi, two rooftop BBQ areas, two communal study rooms, and two courtyards with tables. There is a door person who accepts packages during the days, evenings, and weekends.
It's in Mount Vernon Triangle (5th and L NW). Within a block is a Safeway, CVS pharmacy, Vida gym, Chipotle, Starbucks, a dry cleaner, 15+ restaurants, and other businesses. It's a 5-minute walk to the Mt. Vernon Square metro station (green/yellow line) and a 6-minute walk to the Judiciary Square station (red line).
Parking: There is a parking spot. It is currently rented out but with notice I could terminate that parking spot lease (he's a nice guy; I'd want to give him at least a 30 days heads up).
Storage unit: Approximately 10ftH/8ftD/3.5ftW. Inside on the first floor (has lighting and is secured behind a fence). Included in cost.
Utilities: I handle the condo fee, homeowners' insurance, property taxes, parking fee, water, sewage, and gas. You and the other tenant would handle the electricity (varies but used to be $20-75 for the whole unit per month, depending on the season) and internet (used to be $30 for the whole unit per month).
Pets allowed: I'd just charge a professional carpet cleaning fee to make sure there isn't an allergen issue for future tenants. (There's a dog park for small/medium dogs across the street.) The pet would have to be friendly enough with Fen (the other tenant's dog).
No smoking.
