I’ve lived at 360 State for 3 years. My wife and I are physicians, and with a newborn now, moving out would be exhausting and time-consuming now. Apartments.com limits review length, so this is condensed. The full review is on Google.
There are positives. Walter at the front desk is one of the main reasons this building still has a sense of community. Maintenance is responsive within 24 hours. The gym is solid, the golf simulator is fun, and the grocery store downstairs is convenient.
However,... the negatives outweigh the positives.
The biggest concern is the recurring water issues. After repeated “emergency water repairs,” the water regularly comes out out brown, yellow, or black with visible sediment. Management’s response is usually "run the water for 10 minutes." There is little transparency about testing, causes, or preventative measures, which is especially concerning with a newborn at home.
The leasing office also became frustrating over time. Communication is poor once you sign the lease. Emails often go unanswered for weeks, and simple administrative issues become unnecessarily stressful. In one case, management waited months to tell us part of our lease paperwork was incomplete, then charged accumulated late fees.
The concierge experience is inconsistent depending on who is working. Some are excellent, others visibly annoyed by basic resident requests. Package management can also become chaotic.
Noise is a big issue. During the summer, CITA Park the adjacent beer garden blasts loud music several nights a week late into the evening. On the opposite side of the building, you have train noise. There is no consistently quiet side of the building.
The apartments also function worse than they look online. Storage space is small. The laundry units are extremely small and damaged several pieces of our clothing over time.
We also experienced black wastewater backing up into our laundry closet from the building plumbing system, damaging personal belongings. There was little explanation or accountability afterward.
The building looks impressive on tours and online, but long-term living here increasingly felt like management cared more about attracting new tenants than existing residents.
When we first moved here, 360 State felt like one of the obvious luxury apartment choices downtown. Not true anymore. Several newer buildings in New Haven now offer quieter living environments, better layouts, and management teams more invested in residents.

15 year old Building that will not replace broken things
I have lived here for 2.5 years. I moved to a new unit 3 months ago because i thought my mom would benefit from having a balcony to walk her/our dogs. The new unit has had issues since move in & they said they can fix it as long as we report it within 24h of move in. On our 1st day, the handle of the door to the balcony falls off. The maintenance comes a few days later, does a "quick fix" type job to just make it work. The handle continued to fall off daily and we had to use a screw driver to... hold it in place to continue using it. One day, I ran into another person fixing a similar door, so I asked him to take a look at what's wrong with our door. He said that he actually works for the manufacturer of the door and that the building maintenance did not do the correct type of fix. Now come January and the weather gets below freezing, my mom lets our dogs out for a walk at 6:30 am and she is in shorts and without a coat on and she gets LOCKED OUTSIDE IN BELOW FREEZING weather. Thankfully after a few minutes and three people struggling with the door handle, we somehow were able to unlock the door to let her in. We immediately report this issue ro maintenance as it says on all their elevators that "door lock" issues are an emergency. It's been 1 month now since the lockout and that door still does not open. 3 months total of door issues. I was also charged for more than $1000 "pet stains" when they were unable to fix a washer that kept on flooding the unit, just basically said live with it. Move to the newer buildings in New Haven, lots of newer ones that won't give you this headache.

the worst management! i lost my deposit!
I was in a 2b/2b unit with another roommate, after the lease ended, while I was giving the keys, I emphasized that the check should be split between us. and the manager also said they will do that. they gave all of the deposit check to my roommate!! now my roommate is not responding, and neither the 360 irresponsible management! I lost all of my deposit because they don't care and they don't respond to anything.

Best apartment building in New Haven
360 is by far the best apartment building in New Haven. I have lived here for almost six years and it’s been perfect. The location is ideal. We are very close to the restaurants downtown and close to the Yale campus. State street station is across the street (to go to Hartford and Bradley airport) and Union station is a 10min walk away. 360 has a supermarket in the building and excellent and newly renovated amenities including a state of the art gym and a large terrace that’s perfect for walks... or to sit and enjoy the sunset in the evening. The management, leasing office, concierge and maintenance team are all incredibly helpful, friendly and professional. The building also offers free yoga classes and many other events for residents.

I am writing this to WARN all prospective tenants. Do NOT live here. You will regret it.
Living at 360 State Street in New Haven has been far and away the worst decision I have ever made in terms of living arrangements.
The building is unkempt. Every few days they take out the garbage and the entire first floor reeks of garbage. They overcharge for parking. The amenities are also very low quality and overpriced. The images on the website are not representative of what you are getting - everything is antiquated and they do nothing to repair or refurnish any of the common areas.
The... old management totally sabotaged every aspect of living at the property and the new owners overpaid, so management thought it would be reasonable to increase rent across the board for tenants by 30%. When I signed my lease, the old management team promised a one-time payment for amenities that would last until I left the building. The new management team decided to instead make this a new recurring monthly payment.
The area is disgusting and it is very unsafe to walk around the building. If you have a dog, do not walk it around the block because there is glass and needles all over the sidewalks. They also never change the "potty rocks" in the front of the building, so who knows what kind of parasites your dog will contract if you walk it there.
Seriously, do yourself a favor and check out any other apartment complex in New Haven. This place is a dump, no one lives here anymore, they can't attract anyone new, and their lack of revenue is being manifest in horrible living conditions. When I move out, I will be reporting them to the city.
