I lived at Ashwood Valley for one year with my toddler in a fully carpeted apartment. When I moved out, I was shocked to be charged $718 for full carpet replacement due to what they called “staining throughout.” These were small, normal marks from daily family life — nothing excessive or destructive.

Despite this, no attempt was made to professionally clean the carpet first and they insisted on replacing all the carpet (which was already 4 years old), then billed me for the 3 “remaining” years... of carpet life. I was told if I didn’t pay, I’d be sent to collections — an incredibly stressful threat while moving out of state.

I understand landlords have policies, but this felt extremely rigid and unfair. If you’re a family or have young children, I urge you to think carefully before renting here. We got the bait and switch and ended up in a non-remodel. Washer puts blue goo on your clothes. Drain clogs constantly. Melissa in the front office is great, but I'd steer clear. The others won't help you. The neighbors play loud music with extra bass all the time and there's nothing you can do. The quality here is horrendous for what you pay.

Love this apartments.. I feel it's the perfect location.. Very convenient. Close to grocery stores, mall and hospital.

Beautiful 2 bed 2 bath on 2nd floor, with windows & balcony looking out into the tree tops. Beautifully landscaped with large community pool, fitness center, barbeque areas, etc. Just moved in. Lovin it!

BroKen down apt. Rotted and stained 18 year old carpet. The cheapest bathroom vanities availability in the 90's. Chipped countertops vintage stove that works intermittently. Short term rentals for foreign nationals that have taken over the property. Look elsewhere
