The upper floor has two rental units and a loft. The owner has private quarters on the main floor. So there is plenty lot of privacy.

The main floor is where you will find the common area with a fully equipped kitchen, pantry, kitchen island, bar... seating, gas stove, and all cooking, serving, and eating essentials. The kitchen is food-service clean and all users are expected to keep it so. On the main floor is a furnished living room with plenty of seating, a gas fireplace, satellite TV with Roku, stereo, landline telephone, dining table & chairs, sun room, and laundry room with a new washer and dryer. Additional food storage (refrigerator and freezer) is available in the attached garage.

Outside grounds include a fenced yard, hot tub, deck, patio dining & seating, grill, compost, and garden beds if you're into growing vegetables. There is a fire pit for marshmallow roasts and star-gazing evenings. The remaining grounds include south a facing front porch with seating - great for morning coffee, a lawn area, flower gardens, a path to the Eagle River, and neighborhood open space and a pond for fishing and personal meditation. We work hard to be a sustainable household where we recycle, compost, and conserve. No pets. Covid-free and smoke-free home.

The Old Edwards location is ideal for walking to Colorado Mountain College (CMC), Berry Creek, Miller Ranch, Edwards Riverwalk, Edwards Medical Center/Campus, the movie theater, and shopping. The bike path that leads to just about everywhere in Eagle County is at the end of our block and it's just 11 minutes to walk to the bus stop.
