Rental Criteria: Proof of income/Employment • Apartments require 2.5x gross income to rent, Single Family Homes require 3.0x gross income to rent o Roommates income can combine to meet the threshold • Unquestionable documented proof required. 2-3 paystubs, 3 months of bank statements, offer letters • Retirement income, child support, self-employment, or social security require proof of ongoing contribution • If an applicant does not meet gross income requirements, a co-signer/guarantor can be recognized if they prove 4.0x gross income to rent. Co-signer/Guarantor must also pass background check and will be considered as a “tenant” on the lease. Rental History • No previous evictions or judgements • No current collections with other apartment communities or previous’ landlords • Call and verify rental history and verify tenant suitability if questionable Pets Pet policies vary at each property, and some properties do not allow pets at all.
