Total combined gross monthly household income must be at least two times the monthly rent.
Income, rental history, credit history, criminal history, and other applicable screening information will be verified.
Applicants with limited or insufficient qualifying rental history may be required to provide additional documentation, obtain an approved guarantor, and/or pay a higher security deposit, subject to applicable law.
Traditional college students and other applicants who do not independently meet the qualification requirements may be required to obtain an approved guarantor.

REQUIRED AND CONDITIONAL CHARGES
Application Fee: $50 per applicant. The application fee is nonrefundable unless otherwise required by Colorado law.
Security Deposit: $1125 (standard deposit. May be increased up to double the monthly rent based on credit and/or rental history).
Renters Insurance: Renters insurance is required throughout the tenancy. Residents may obtain coverage from the insurance provider of their choice. If acceptable proof of coverage is not provided, residents will be enrolled in a liability-only policy at a cost of $20 per month. Liability-only coverage does NOT insure the resident’s personal belongings.
