Beautiful Community, Exceptional Service, and a Wonderful Place to Call Home

My wife and I absolutely love living here! The apartment is beautiful, spacious, and very accommodating, and we couldn’t be happier with our unit. The entire building is always kept clean and pristine, which really makes it feel like home.
The pool is also amazing and one of our favorite amenities—we love spending time there. The management and maintenance team are incredibly easy to reach and responsive. Maintenance requests are consistently handled the same day, and sometimes they’re even...
taken care of within the hour!

We truly couldn’t recommend living here enough. Our experience has been wonderful, and my wife and I love this place and everything it has to offer!

Paradise in WeHo

La Ventana is the perfect building! The landlord keeps in tip top condition from quickly handling maintenance request, landscaping, and general cleanliness of the building. Rosh Management provides such great, friendly, and thorough assistance always which is such a rarity with most management companies. The location is unbeatable — walking distance from some of my favorite coffee shops, stores, farmers market, and restaurants. And the units are gorgeous, hard wood floors, spacious, updated, and... clean.

5 happy years

My husband and I moved into La Ventana 5 years ago next month, and we've really loved our time here. Our unit is spacious and beautiful, with good sunlight, high ceilings, and easy walks to great restaurants and cafes in WeHo. There's a pool in the back of the building, with lawn chairs and a communal BBQ. I like to sunbathe and read back there. The garage is also a treasure -- a lot of buildings have tight (or no) parking around WeHo. Ours is gated, and my hubby and I were lucky enough to get... side-by-side spots, though some units have tandem. We haven't had any major issues over the years, but when we've needed repairs (eg: leaky roof during a storm, broken sink disposal, faulty toilet flusher), maintenance has always been quick to reply and fix the issue. Our rent was only raised once in all this time, which isn't a guarantee for future tenants, but is worth mentioning because I saw another review mention constant price hikes. That wasn't our experience. We're leaving soon to move into a house, but we are sincerely gonna miss this place. It's a gem!

Renters Beware

Moving out of La Ventana was the best decision we could have ever made. The unit is NOT worth the abusive price hiking and extremely money hungry landlord. This is a HUGE warning to those wanting to move into this building. They will tell you anything you want to hear to move in and then neglect you because they probably have to focus on filling another vacancy that opened up. The turnover rate is about 50% of the units become vacant per year (15 units in building). The owner’s neglect is some...
of the worst in the city- not to mention the countless lawsuits that they are involved in. In the span of a year, some of the building complains have been: a broken washer/dryer refused to be fixed, an air conditioning unit catching on fire, and one of the apartments having the most inconsiderate tenants in the building being so loud the entire building notices when he stomps around. They claim to paint, when they only prime and charge you a surcharge just to put bandaids on things for them to break and then claim you broke it. They charge you over $100 for each parking space and just tackle on fees that the owner things is acceptable because he’s “losing” money and trying to “sell” the building and makes it his tenants problem. The building fire extinguishers are expired, the elevator permit was 3 years expired, and none of the building cameras actually work- they are for show. The building intercom system is always broken and doesn’t actually function properly even when it’s working. Do yourself a favor; avoid this building. Unless you know a lot about renters law because you will have to threaten to sue the landlord (I know of 4 different units that had to) to get anything, including security deposit back.
Also- they’ll tell you the pool is heated… it’s not.

Don't rent in this unit

Just moved out of La Ventana at Crescent Heights because of the abusive pricing and absolutely horrible service provided by Rosh Management. The landlord is clearly trying to cut corners with costs while still catering to and charging luxury price ranges. Many of the amenities that the apartment comes from are only partially offered. After nearly two years living there, these are some of the "highlights" to give you an impression:

• They charged us another new month of rent two weeks after we...
had moved out! They also only partly returned our deposit (21 days after we moved out, as legally required, and after multiple reminders) so we are now poised to move to a small claims hearing, unfortunately.

• The dishwasher never worked – it clearly needed replacement but they sent a technician to "repair" it at least a dozen times.

• During the rainy 2023 season, our home was flooded for several weeks, rooms unusable, and constant repairs and construction over the span of 10 weeks. There was no type of credit or reimbursement for this type of interruption and lack of service.

• The pool is heated during the summer but not in the winter, in spite of what's advertised (nevermind how odd it is to heat it up in the summer). After I notified management, they announced to the building they'd reinstate heating but they never did, even after I confronted that multiple times.
