Incredibly beautiful park like setting

I’ve had a really good experience living at Abbey Pointe. It’s a quiet community, and one of the first things I noticed was how well the grounds are maintained. The landscaping is always kept up, which makes the property feel clean and welcoming.

The apartment itself has plenty of space, and I really appreciate having full-size appliances along with central heating and air. It’s comfortable year-round, and everything feels functional for everyday living.

I also enjoy the amenities. The pool is...
a great place to relax, there’s a basketball court, and the gated community gives me a little extra peace of mind.

Another big plus is the location. It’s close to grocery stores, restaurants, and the freeway, so running errands or commuting is easy without having to drive across town.

Overall, I’ve been happy living here and would definitely recommend Abbey Pointe to anyone looking for a comfortable, well-kept place to live in Stockton.

I am really happy with Jay and the management the maintenance here at Abbey Pointe Apartments...they have really been on it when it comes to help and maintenance im thankful and very much apreaciate...I strongly recommend living here it's a blessing

Multiple Habitability Issues and Management Challenges

During my tenancy at Abbey Pointe Apartments, I experienced several habitability concerns and management responsiveness issues. I documented all conditions with photographs, videos, and written notices.

Key issues included:
• Pest infestations (including roaches)
• Unsafe flooring and exposed tack strips
• Electrical problems, including inoperative outlets and GFCI concerns
• Plumbing leaks and ventilation issues in bathrooms
• Smoke and carbon monoxide detectors near expiration

A...
defective notice was issued first, and despite repeated documentation and requests, many of these concerns remained unresolved for approximately five months, now going on six. Lawful rent payments were not accepted or responded to, and defective notices remained unaddressed.

During the period Abbey Pointe stopped pest control for about 42 days, we hired Orkin at our own expense to maintain treatment. When the company resumed, staff entered the unit without prior notice.

There was also a CPS referral connected to the tenancy, which was investigated and later closed.

Publicly documented actions related to my tenancy include:
• Complaints filed with the California Civil Rights Department (CRD) and HUD
• City of Stockton Notice of Violation requiring correction of unsafe or unaddressed conditions
• Civil filings in San Joaquin County Superior Court

Other tenants’ reviews suggest similar concerns, indicating ongoing management and maintenance challenges.

Advice for prospective tenants:
• Inspect units carefully before signing a lease
• Document all conditions with photos, videos, and written records
• Keep copies of all rent payments, notices, and correspondence
• Understand tenant rights under California law

It needs TLC bad

Just moved in beginning of December 2025 and have been here almost 2 months now. I’ll tell you what I’ve found so far.
The pros:
-location. It’s next to just about everything you could want.
-family friendly. There’s a lot of kids outside playing all day long.
-staff. The staff is very friendly and attentive.

The cons:
-ROACHES. We found one the day we moved in. It was already dead so we assumed the problem was resolved but that was very much not the case.
-No pre cleaning before moving in...
new tenants. When I tell you I was on my hands and knees scrubbing the place down, I mean it. The place was filthy. It didn’t appear to be at first but once you start looking underneath things and opening cabinets, that’s when you’ll notice.
-Parking. The parking situation is insane. Visitor parking is scattered everywhere and assigned parking spots make no sense in relation to where your unit actually is. Assigned parking is not only in covered spots like you might assume. It’s literally just randomized.
-Old appliances. The stove, dishwasher, and especially the range hood looks like they are from the 90s. They work but have definitely seen better days.
-The tiniest kitchen you’ve literally ever seen. You can’t even open the fridge all the way without hitting the counter in front of it. The stove and fridge are touching as well so you can’t use one side of the stove without heating up your fridge. It is impossible to have two people in there. You would be back to back.

So in summary, I will definitely be moving when my lease is up. Living in a roach motel wasn’t really on my agenda when I moved here.
