How Is This Rating Determined?

Thinking long-term? Cons outweigh the Pros

If you're looking for a short-term rental and don't plan to be home often, we can see that this complex would work.

If you're looking for a long-term rental and working from home, we'd look for a different location for a few reasons. 1) The walls are thin - even if you're told the walls have extra insulation. We frequently hear our neighbors' conversations on both sides of us, especially when they're on virtual work meetings. 2) Although we were told it was non-smoking, we now see tenants...
smoking and can smell the smoke. Definitely not smoke-free, and it continues to happen even since we all received a warning email not to smoke. 3) The view is beautiful, but the amenities are minimal and older. We see newer units online in SB for the same price with more amenities. 4) There's no security gate and people wander onto the property. We've had amazon boxes stolen and laundry taken from laundry room. 5) There are a lot of dogs. Not everyone picks up their dog poo, and it's getting gross this summer. 6) Price! With everything listed above, you can find a better place long-term for such a high price. The price here is all about the view.

Beautiful, but not worth the price.

Location is great. Short drive from downtown, right behind a strip mall with grocery stores, good restaurants, etc. Ocean views. Just not worth the ridiculously high rent. Maintenance guy often takes months to get around to any request, laundry room has a curfew and most tenants aren't courteous enough to get their clothes promptly. Parking lot has had issues with security and there's a ton of tenant turnover.
