Apartments for Shareholders

Ever since American Assets Trust purchased this property, the corporate squeeze has kicked into overtime to appease the shareholders.

Complex wide months long construction "renovation" on the outside of all the buildings to make them look slightly nicer with a new coat of paint (who cares what the inside looks like!). But we need new roofing for how much it snows here, make sure to damage as much as possible (Broken ACs, water pipe damage leading to building water shutoffs, want a new...
skylight?)

What used to be 15 open culdesac parking spots are now all reserved each for 75$ a month to the highest bidder, don't forget the beautiful portable trailer set up for god knows what (construction? Leasing office? surveillance?) that takes up 8 parking spaces for seemingly no reasonable purpose.

Slamming doors with leaking pneumatics yet to be replaced? Beeping smoke alarms in laundry rooms? Maintenance requests that don't get fulfilled properly or at all? What else is there to say?

You want to spend 2500+ for an outdated unit, subpar management, aggressive corporate ownership? Be my guest.

Yearly Rent Increases, Construction, Incompetence at Genesee Park

Do not move here!! I’ve been a resident of Genesee Park for a few years. Ever since American Assets Trust (AAT) purchased the property in 2024, my experience as a resident has greatly worsened. I’ve experienced the following ever since AAT took over:

•Yearly rent increases at the maximum value legally allowed by the city

•Constant construction in the neighborhood, bringing lots of noise and greatly reducing parking availability. When construction reaches your unit, this means greatly reduced...
privacy, inaccessible balconies, closed windows, dust, and more noise. This construction project is expected to last at least 2 more years

•Pool closure for several months, with no improvement to facility after opening or clear explanation for closure.

•Sub-par maintenance request execution, requiring repeat requests or simply living with an issue indefinitely after AAT failed to perform repair properly

•Constantly inaccurate time estimates for maintenance work, construction, access to apartments, etc. Several units have experienced entries to units outside of published timelines. There was a time where tenants were stuck inside their units due to an elevator failure that took much longer to repair than reported.

•Stolen packages due to an outdated building entry system

Experiencing all of these great inconveniences simultaneously while having rents increase annually by the maximum amount possible has felt absolutely ridiculous. Doesn’t matter if you’re new or have lived in the building for decades, everyone’s rent has been getting maxed out. The rent you pay when you move in WILL NOT stay the same. They don’t care if you stay, they just want to squeeze as much money out of you as possible.

AAT’s mission is simple: make the building exterior appear nicer, offer nothing of actual additional value to existing tenants, and drive rent up as quickly as possible. It’s a façade of luxury while on the inside the units offer the very same thing as before! We hear stories about corporate greed impacting the lives of everyday people, and this is exactly what is taking place right here in Clairemont. AAT is worsening the affordability crisis in San Diego. I strongly recommend against moving here. 0 stars

Outdated, filthy and broken

Outdated, Stinky and Dirty. Looks good from outside. Mailboxes are broken and no one cares if you lose your mails. every things inside the buildings are 4o plus years old. Washers and Dryers are out of order every other day. AC vents are dusty and have never been cleaned, carpets old and dirty.

Really sucks

This place is really awful, everything is old and filthy and stinky. hallways carpets and stained and disgusting. kitchen cabinets are smelly and stinky. Appliances are really old and inefficient. pool is always closed, I mean for the last three years it's been always closed. stay away from this place.
