I'm looking for great tenant(s) for two private bedrooms and a... private bathroom in my 3-bedroom cottage in Oak Park, walking distance to Broadway, UC Davis Medical Center, McGeorge School of Law, and only a 12-minute drive to Sacramento State.

Option 1: Rent Both Bedrooms

- $2,000/month for both bedrooms
- $200/month for utilities (water, gas, electricity, garbage, high-speed internet, and home security)
- Security Deposit: $2,000

Option 2: Rent One Bedroom

- $1,000/month for one private bedroom
- $100/month for utilities
- Total: $1,100/month
- Security Deposit: $1,100

- Two private bedrooms (approximately 10' × 10' each)
- Private full bathroom (shared if rooms are rented separately)
- Shared access to the kitchen and living areas
- Central A/C
- In-unit washer and dryer
- Dishwasher
- Off-street parking
- Private backyard with patio deck

Important note: I work in the Bay Area and spend most of my time there with my partner, so I'm rarely home. In practice, you'll have the house entirely to yourselves 99.9% of the time.

The layout is perfect for:
- A couple
- Two friends
- A small family
- UC Davis Med, McGeorge, or Sacramento State students
- An individual who wants extra space for a home office, art studio, gym, or guest room

I'm happy to leave the common areas furnished or remove the furniture so you can make the space your own.

? Individual Room Rentals

My preference is to rent both bedrooms together, but I'm also open to renting the rooms individually. If applying as an individual, you should be comfortable living with another person that I select to occupy the second bedroom. Individual renters will share the bathroom.

? About Me
I'm a mid-30s digital marketing professional that currently works remotely, so I spend all of my time these days in the Bay Area with my partner, our cat, and our ameteur winemaking project. I grew up in the greater Sacramento area (Rocklin) and I will continue to take care of my family's Oak Park home for the forseable future. Since I'm almost never at the home, I am looking forward to finding tenants I can trust to really take care of the space.
