Do not move here!!

Nothing but drama from the front office, lived through 3 manager companies and each time got worse. Finally moved when premade park took over because they over charged everything, made promises they wouldn't kick people out and did. A/c units are very old and run you about 400 a month. Beautiful scenery but not worth the high rent and an office where they lie to you.

STAY AWAY

DO NOT LIVE HERE! Worst management/staff ever! I moved into a "remodeled" apartment and had nothing but issues. First, after moving in I was informed I needed to allow access for the city inspector to do the inspection. Having a dog I can't just allow access and had to take time off work. Second, my a/c flooded my floors. "Remodeled" but nothing works. Long story short I took 5 days off work (unpaid) to "allow access" for work to be done. Issues still were unresolved. And city inspection still... not complete. I vacated the property I didn't feel safe in without an inspection completed. All This after 10 days of living here. They proceed to tell me I'm obligated to my full lease term even after my attorney says I have "just cause" with plenty of documentation to terminate my lease. With multiple voicemails and text with management and maintenance regarding the a/c and inspection still not done I am taking them to court for my deposit back. Then they send me a statement with a ridiculous amount including cleaning fees. After 10 days. I also have video, picture and witness accounts to how clean it was left when I moved. These ppl shouldn't own properties. Management is horrible and only makes excuses of "new ownership" as excuses for their lacking qualifications to properly run this complex. I hope this helps someone else from making the same mistake I did. A very costly one with court dates.

Couldn't recommend this complex

This place used to be great. Unfortunately, it has really gone downhill. I think their biggest problems are: lack of a competent maintenance man, and no on-site management.

When the last maintenance guy left, they gave the job to the property manager’s son. This guy has no experience doing maintenance. The last straw for me was when my dishwasher broke. I described the problem to him and he said “I don’t know how to fix that.” He didn’t even want to try. He didn’t care about the stagnant water...
in the dishwasher. I had to write a letter to get that taken care of because it was a health violation. It took two months to get my dishwasher replaced. Two months! The company said they were out of money. Probably because the guy replaced everything instead of doing low cost fixes. When I complained, I was told several other residents were waiting to have major appliances replaced too.

There’s no onsite management. If something breaks in the middle of the night or on a weekend – tough luck. Leave a voicemail. Someone will get back to you after 9am on Monday morning.

Because there’s no management on the property, anything goes. It’s like the Wild West out there.

Some examples: dogs running loose, pooping wherever. (I was always worried about running someone’s pet over!) Dogs that are breed restricted, or over the weight limit. Totally unsupervised children. Children screaming their heads off at the top of their lungs pool for hours. (Forget about taking a nap on the weekend!) Dogs swimming in the public pool. Roaming teenagers. Teenagers using the tennis court as a skate park at night. Mothers screaming at their kids. Residents in the parking lot in folding chairs, just shooting the breeze for hours. It seems like half the residents are out on disability and don’t work. They just hang out all day. When I first moved in, my neighbors were all responsible working people who helped each other out. Not anymore. There are still some great tenants in there, but there’s a lot of turnover too.

The other downside is the units are poorly insulated and get a lot of sun, so your utility bill is going to be several hundred dollars a month. My lowest month was $70, and my highest was $420.

The best things about this place is the cheap rent (the only places that I’ve found cheaper in Roseville are Olympus Park and West Wind) and the great views on the greenbelt.
