I lived at Vespr for almost a year. When I first moved in, it felt like the nicest building in Downtown Oakland, but it has gone downhill quickly.

Staff are rarely available and often unprofessional when they are. The concierge desk has become a mess, and basic maintenance is neglected. We are charged a monthly porter fee, but the hallways often stay dirty for weeks.

Pet owners routinely let their dogs urinate in the elevators and outside on the columns, benches, and even on the ButterflyMX... systems at the entrances. Flies and bugs are now a regular problem. Some residents have aggressive, poorly trained dogs that create safety concerns, and management does little to address it.

The gym TV has been broken for months with no replacement. People openly smoke marijuana and cigarettes in the garage, filling it with smoke, and no action is taken.

Security is also an issue. The garage gate stays open far too long, making it easy for unauthorized people to enter behind residents.

On top of the rent, Vespr charges a 20% Oakland rent tax and a 1.395% city tax that are not clearly disclosed upfront.

Vespr once showed promise but now feels poorly managed, unsafe, and far from luxury living. I would not recommend it.

Don't be fooled by the beautiful lobby. That's where the luxury ends.

The apartments are poorly constructed. The shower leaks constantly to the point you will need to have a couple of towels on the floor to stop an actual flood.

The building is poorly ventilated. You will the trash chute even if you don't live close to it and other tenants food that's cooking. It's like that in the hallways too.

The building is poorly maintained as of late. The elevators smell really bad because tenants don't... clean up after their dogs.

You will not get your deposit back! Maybe $75 if you're lucky Vespr charges 200 for cleaning 255 for painting and (3) months arrears for building utility.

Just moved in a few weeks ago and it has been wonderful living here. Staff is very kind and helpful, and the amenities offered can’t be beat. Luxury is every sense and a beautiful building. Only issue I’ve encountered is concierge/security guard not always being present at the desk at night after hours. Had an urgent question the other day and couldn’t find anyone to ask, or call. But that’s minor, definitely recommend Vespr.

The apartment is amazing and located in nice area! Excellent amenities and very clean! The staffs are friendly as well! Super recommend this apartment!

After months of living here, the management remains terrible. It is impossible to get a timely response, even when we needed confirmation of our loading dock time for moving in, despite multiple phone calls and emails over a period of weeks! It has not improved and remains terrible. Look elsewhere and find a better run building! Beware!
