i currently live here there is no on-site manager i've lived here a year and there's never been one. no one to contact in case of emergency no maintenance cant even get a receipt when you pay rent no communicating with tenants one tenant had to contact code enforcement just to get her refrigerator working. tenants have had broken windows in apartment they had to wait forever to get fixed. The swimming pool is not keep up closed all last summer. there's apartments with leaky roofs still waiting... to get fixed. several breed restricted animals. cockroach infested because of neglect. tenants have their hands tied and are left to deal with issues that the property manager should deal with. so many calls to merced police about issues the property manager should deal with . how it got a 4 star rating somebody lied. I am a current resident I have a studio apartment it's a very large apartment for a reasonable rent my AC recently went out and the staff went above and beyond to make sure I was comfortable in the heat until my AC was fixed this apartment complex is very quiet I'm pleased to live here
