Rent and Move-In Details:
-Monthly Rent: $1950

-Deposit: (2x rent)

-Total Move-In... Cost: First month rent $1,950 + 2x the monthly rent (Negotiable)

-Rental Terms: Month-to-month rental with option to sign a fixed-term lease. Tenant may be offered a fixed-term lease after 12 months of on-time rent payments.

-Utilities: Tenant pays for trash, electricity and water. Water is billed to tenants by the owner (approx. $65/month).

-Smoking Policy: This is a non smoking rental. No smoking inside or outside.

-Pet Policy: dogs and cats only depending on size.

Application & Screening Process:
Once all adult applicants have:
• Submitted a completed rental application, and
• Signed a complete rental agreement,
a full background check will be processed through TransUnion SmartMove (a third-party screening service). The $47 fee per adult is paid directly to TransUnion, and applicants may obtain a copy of their report from TransUnion.

No move-in costs will be collected until the background check is complete and acceptable.

A refund of $47 per adult will be issued to approved applicants who successfully complete the move-in process, provided a receipt showing payment to TransUnion is submitted for each adult applicant. Refunds are issued after all move-in costs are paid and keys have been released.

Rental Requirements (Minimum Guidelines):

Monthly household income of at least 2x the rent ($3,900/month or more),

Minimum credit score of 600,
