This place is ridiculous. I was a freshman college student at UCSB. After 2 quarters I have decided to move back home. I have 2 months and 6 days left in my lease. The total owed in rent is $7,211.68. I told the manager that | understood I'm responsible for the remainder of the rent but I can vacate early so they can lease it to someone else. There are a lot of transfer students looking for rentals right now and Open House at USCB is next weekend so they might have students looking. However, if... I turn in my keys early, I have to give a cashiers check for $11,226.27 before I can vacate. They want $4,000 MORE to turn in the keys early (rent and lease break fee) when I was going to give them the $7,211.68 for total future rent. How does that make sense. They can get the full rent from me on the entire 12-month lease AND possibly rent it out sooner (get double rent for a few months) but instead they want to charge me $4,000 more than the rent owed???!!! Now I have to let the apartment sit empty for 2 months, pay the rent I owe (which I already planned), and drive back to Goleta in 2 months to hand in the keys just so they don't charge me $4,000 to hand them the keys early. That makes no sense! It's a waste of my time and the apartment complex might lose out on finding a student looking for a lease now. Also, there were additional problems: (1) I ate at UCSB on a meal plan. I'm a college student. I kept no food in the apartment - except for drinks in the refrigerator and there were always ants. (2) 1 had a depressed neighbor who would repeatedly scream and wail that she wanted to die at all hours of the day and night. I complained and management said they couldn't do anything. (3) | put in a work request when I moved in because the ceiling fan light wasn't working. In 9 months, they never came to fix it.
I will be leaving the apartment super clean (it was dirty when I got it) when I drive all the way back to Goleta in 2 months to turn in the keys. I will leave an update if they try to gouge me with my security deposit after July 6th!

Improper Garage Door Setup Just drive by the complex and see how many are open on a regular basis

Look No Further
My two daughters just moved in to Hollister last week....wow! Awesome and spacious clean apartment, beautiful grounds, fantastic amenities. I was very concerned when I thought they would end up in Isla Vista. Hollister is the ianti-IV! A great place to live, work, study. Safe, secure, and quite comfortable. Couldn't be happier. If you are thinking of coming to the Goleta area, Hollister is the place to be. Plenty of shopping, activities, close proximity to beaches and very easy access to... freeway/transporation to SB proper. Beach community without any of the dreary, drab, run down feel of many beach communities. If you are into wild, raucous parties, this is probably not the place for you. If you would rather lead a healthy, great, respectable life, you're in the right place. I highly recommend a visit. Definitely ask for Chad to help you out. Very nice guy - knowledgeable, welcoming and attentive.

Over pricey! not worthy it at all. They will have all the reason to charge you. Dont get fool by the new and good looking building. Loud noise, poor management. They will have all the reasons to charge you extra.
Go to Sumida or Willow spring or los carneros

Worst experience
Worst experience ever. They charged us 3800 bucks for deposit while we provided the docs they asked for(proof of income). I live in LA and my bf lives there. I have a dog, which stays with me most of the time and I bring it with me to visit my bf, like probably once in two weeks, and the leasing office was trying so hard to make us pay the 1000 bucks for a dog deposit. They really made me feel like all they care about is money money and money. Of course we ignored it, and then they emailed us,... threatened our roommates “if you don’t pay the dog deposit, you will be kicked out”. So we paid for it. And then I decided I’m just never gonna come to this community any more, so I asked my bf to take back the check( at that time I was visiting with my dog but I’ll be back in 2 days), and the woman in the office said that “you either signed the document or you gotta send the dog away RIGHT NOW”. almost forgot to mention that they are so good at asking for money but have not given us the garage keys or the other gym key since my bfs moved in for 1 month:)
