All the negative reviews were biased and unrealistic. The complex looks clean and smells nothing of cigarettes, the manager is extremely nice and friendly and full of smiles. Would move here in a heartbeat.

If you are a smoker looking for a social gathering, look no further. The Orleans has all the cigarette smoke you can ever dream of. These people congregate around the pool area and light up. The smell penetrates everything around. I feel like I get the black lung just walking through that area. I would complain, but when "management" is beasties with this group of future cancer victims what change do I have besides moving?...i would complain about the dozens of other things that is wrong with... this place, but most of it has been covered.

The Orleans apartments are beautiful, I moved in and discovered mice droppings under my bathroom sink. I told onsite management about it. Tami ignored me. 4 months later still have mice and I can't find onsite management. Apparently she is avoiding me because she thinks I am making the mice problem up because she is in total denial.
I have a MICE PROBLEM!

I fell in love with the Orleans, it's beautiful on the outside. But after I moved in I learned the ugliness of it.
I found mice under my bathroom sink, I told onsite management about it and she basically went into denial mode Without even taking a look. There are mice droppings all over the inside cabinets.
I brought this to their attention months ago and they have yet to fix this mice problem.

THE ORLEANS IS NOT SMOKE FREE LIKE THEY ADVERTIZED. WHAT A NIGHTMARE. jUST MOVED IN AND GETTING READY TO MOVE RIGHT OUT!
THE ORLEANS IS LIKE A PUB, WHERE EVERYONE SMOKES. THERE ARE FUMES EVERYWHERE, IT EVEN COMES THOUGH THE WINDOWS. NOT A PLACE FOR MY CHILDREN!
