Do not move here.

Ive lived here 4 months into my 12 month lease and am already planning to leave. No hot water more than once. Power outages. Only one good maintenance worker, alvaro. And the front office never seems to be able to communicate.

High moving out charges

Gates are constantly broken. Fire alarms often randomly go off throughout the complex, sometimes multiple times a day in succession. There was a leak on the roof that was never fixed and thus stained the carpet. Upon moving out I was charged thousands to replace the carpet, for cleaning, and repainting the walls due to marks on the wall that were present before I moved in.

AVOID MOVING HERE

Avoid This Apartment at All Costs - Serious Health and Safety Hazards

I've lived in this apartment for 6 months, and it has been nothing short of a nightmare. I'm currently trying to break my lease due to black mold exposure, and instead of addressing the serious health risks, the landlord is demanding I pay two months' rent to break the lease, which is illegal given the uninhabitable living conditions.

Here's why you should NOT move in:
* Black Mold: After months of unexplained health issues...
, I discovered black mold in my unit. The management has been slow to respond and dismissive of the health concerns, even though this is a serious health hazard and legally requires proper remediation.
* Car Break-ins: There have been multiple incidents of cars being broken into in the parking lot. Management has done absolutely nothing to improve security or even notify residents when these incidents occur. You're on your own here.
* Roaches: Despite keeping a clean apartment, I've had recurring issues with roaches. Pest control is clearly not a priority for the building, and any complaints are met with temporary, ineffective solutions.
* Hot Water Issues: The hot water goes out frequently without warning. I've gone days at a time without hot water, and every time it's reported, the response is slow and unhelpful.
* Management: The landlord and management company are unresponsive, negligent, and borderline predatory. They ignore maintenance requests, dodge accountability, and try to charge tenants illegal fees to cover up their own failures to maintain a livable property.

Bottom line: DO NOT move here. It may look decent at first glance, but the reality is an unsafe, unsanitary environment with negligent management. Save yourself the health risks, stress, and financial loss.

Secure, Clean, Friendly, Spacious apartments

We always felt very safe, management and maintenance were responsive and friendly always willing to fix any issue. Never had any kind of bug infestation in our building. Large apartment with good size kitchen and plenty of closet space. Very quiet for a 3 story building. Pool and jacuzzi we’re well maintained. The only reason we moved was because of changing employment in another city. Assigned schools with a high academic standard. Super convenient location, close to restaurants, grocery stores... and shopping; 10 minutes from Santana Row. We loved living at City Gate!

Infested with Cockroaches. Your car will be broken-into or towed.

- The whole place is infested with cockroaches.
- Unreasonable rules. They will tow your car away without any warning if you or your guests are parked at any guest spots. (Even if guest parking is completely open).
- Gate breaks (average once per week). It fails wide-open and anyone can get in.
- No security, cars break-ins happens all the time. Everyday, people post in the community portal about their car in the garage being broken into.
- Package loss happens on first week of moving in....
Extremely terrible package delivery system (hundreds of residents share one small package room. It is not sorted and looks like a dumpster.)
- Good luck having them repair anything. It takes days, sometimes months to have them respond to a request.
- No feedback system. No way to give these feedback. Management does not care.
- Management does not respond to emails. They will take calls sometimes, but does not follow up on the items unless you chase them.

The first time we visited the apartment complex (before renting), they forgot to give us the keys to the apartments. We had to wait for the staff for about an hour. And then they told us that they cannot show us the apartment because of ongoing renovation.

After we moved in, things just became worse. They manager Jovana doesn’t follow up on things. For example, when we needed a broken machine to be replaced, the management team ignored our emails (including follow ups) for 2 weeks before they responded. It took them months to replace the broken machine. If you try to give them feedback, they will retaliate against you by finding reasons to tow your car or giving you a lease violation.

I am extremely disappointed by city gate. DO NOT RENT. I regret my decision everyday.
