I would not recommend living at this apartment complex.
Since early August 2025, all residents have been required to move their cars off the property or risk being towed. This was due to construction for new ADU units, which involved tearing up the entire parking lot to install new electrical systems, as confirmed by the contractors.
From the start, safety has been a serious concern. For several weeks, contractors parked heavy equipment in a way that completely blocked the only entrance to the... complex, which could have prevented emergency vehicles from entering during a fire or medical emergency. When I brought this up to the on-site manager, she admitted she had no keys or control over those vehicles. While the equipment was eventually moved, residents’ safety was compromised for weeks because of poor planning and lack of oversight.
In the meantime, residents have been forced to park off-site, sometimes half a mile away. There are nearby businesses with available lots, yet management has made no effort to arrange temporary parking for residents. The trenches in the parking lot have been sitting for quite some time, yet there’s still no clear update on when they will be fully covered. This has caused ongoing inconvenience for all tenants. We’ve been told to park on the street, but finding a spot nearby is nearly impossible. If the trenches are already mostly filled, it makes no sense that temporary metal plates haven’t been installed so residents can at least use the parking spaces in the meantime.
It feels like management has given little thought to how this construction impacts tenants’ daily lives. There have been no clear updates, no schedule, and no explanation for the long delays or lack of progress.
For months, residents have received no updates or support while paying full rent for amenities we cannot use. The lack of communication, transparency, and consideration from management and corporate is completely unacceptable.
If you are considering moving here, be aware that parking is not guaranteed, construction has been ongoing for months with no clear end in sight, and communication from management is almost nonexistent. For the rent we pay, this level of neglect and disregard for residents’ safety and quality of life is unacceptable.

Great property manager
I lived in Cedars Studios for 3 years and had a great experience. It's located in a great part of town next to the Pruneyard and Campbell Park, and downtown is a 10 minute walk away. The units are small but cozy. There are some small things I wish I could change, like I wish the loud garbage trucks didn't come so early in the morning. And that the current construction being done would be completed faster. But overall my unit was a pleasant, well-maintained place to live.
The property manager is... Ruth Ann, an awesome lady who knows to take care of her tenants. She was always responsive to any questions or maintenance requests. I had maintenance requests to change a ceiling light, swap out a door lock, and replace an electrical outlet, and all those requests were handled promptly without any issue. You'll definitely be in good hands with her!

You will never know a moments peace....
The Cedars provides "housing" but it is definitely not a HOME. WORKING FROM HOME here is impossible due to the constant noise (you have been forewarned). A home is where it is supposed to be peaceful, tranquil and secure (amongst other things). Due to the constant noise from construction (building ADU's thanks to CA government Housing Initiative), loud garbage AND recycling trucks, VERY LOUD gas leaf-blowers (which, by law, is operating too close to the units for the decibel--level that these... blowers produce. Forget having any kind of work-meeting.)
This severely diminishes the quality-of-life aka your HOME. At any given time, the owners can decide to convert (MORE) garages into ADU's thereby causing a major disruption to your personal and professional life. Because this government seems to be unhinged, they may start relaxing more codes thereby allowing them to add another level (build up). It is packed very tightly with no breathing-room now that more people will be here (in a very tight space).
Also, there are monthly issues with the water-pipes (i.e. only cold water and then having no access to water due to the emergency maintenance having to "fix" the issue. Plus rats, yes you read that correctly)..........repeatedly.
On a positive note, this is the perfect place if it will serve as your "secondary" residence and not your primary. :)

Great area!
Great place to rent! Was here for over a year with no complaints great view its calm and great surrounding would definitely recommend if you want a calm safe place to live! Management gets any problems you have resolved quick and efficient also the pool always gets clean every week as well as the laundry room with a parking port and you can rent out a garage for a little extra a month if needed! Over fall have no issues with these studios!

Perfect little spot
I lived at Cedars for about 18 months and it was an incredible experience for me. The unit is a perfect size, hardwood floors and a giant walk in closet. The property is really safe, and the best value in Campbell as far as rent. I appreciated how quiet it is, and how helpful the management is. The property manager Ruth Ann was a pleasure to know, always there to help and make sure everything is up and running. You never know what could happen living in apartments with so many neighbors, but it... helps to have a manager you can count on. Ruth Ann is the best! Thank you Cedars
