They collect fees, give instant approval and then deny to keep $$
The Nines at Lakeside apartments rental team advertises 6 weeks free rent up-front or 8 weeks free if the prospective tenant submits their applications the same day they view the apartment(s) available. They are running quite a scam here: they tell people they are approved when they submit applications and then request additional items, string them along, requesting more fees, ultimately denying them and keeping a portion of their payments.... all after pre-approval.
A recent case involves the... Nines telling an applicant they were approved based on their initial application but after receiving the required 6 months' income verifications, requesting 12 months' income proofs, then denying them, then asking for a cosigner who also has to pay a fee.
Then they literally told the applicants and a witness that if they paid three months in advance, that would replace the need for a cosigner, and that they had gotten this cleared through corporate. Then they asked for additional info on applicants and an additional fee claiming it was just to allow for approval, only to then deny them and keep that fee and a portion of the other fees. No real reason provided, and nothing evident. Scammers gonna scam, stay clear!

All applications are reviewed in accordance with our published rental criteria, which are disclosed in advance. Approval is... conditional upon receipt and verification of all required documentation, and additional information may be requested if needed to complete the review. In this case, the application was not approved because the established criteria were not met based on screening and verification results.
Application and administration fees are clearly disclosed as non-refundable before submission and are used to cover processing and administrative costs. Approval decisions are based solely on our written rental criteria and verification outcomes.

Do not lease here
Management is the worst, they will ignore the issues on the property Maintenance is bad, they will do very low quality work, leave a mess and take a long time to fix problems These people have no work ethics, please do not lease here

Safety
Homeless, drugs and shootings. Pretty during day time. That's about it. Don't fall for the nice act from management. "The property use to be alot worse." When a staff member was talking about the property having more shootings, homeless.. as if its normal to have alot.

RUN!!! Don’t wait your money!
Renovations are completed with the lowest budget in mind. Kitchen cabinets falling apart countertops lifting up. A/C unit is out dated noise as hell an expensive to run. Plumbing issues throughout the complex. I’ve see neighbors sink and toilet over flow with the sewage from the above apartments. The ladies in the office have no respect for a anyone. Kids can’t play outside it’s too dangerous. Homeless sleeping in stairways elevators are used as toilets. Trash always over flowing from the bins.... Sprinklers flood an create mud.You can find newer nicer safer apartments for the same price.
