Let me start by echoing what many recent reviews say, don’t bother reading reviews of Vitri that are a year old (July 2021 or older), as the management and ownership of the building changed at that time.
Vitri, it’s billed as luxury living, but this isn’t true, in fact it’s far from it.
Let’s start with the good. The location is good.
Now for the bad. Vitri is beyond poorly managed.
For a building opened in 2020 it has its fare share of problems. Take for example the trash chutes, an upscale... building like Vitri couldn’t possibly have standard spring actuated trash chutes, no, this is luxury living. Instead, Vitri opted for pneumatic actuated trash chutes, which break all the time. This results in people dumping their garbage bags into the hot trash rooms, the smell is awful.
Speaking of smells, Vitri has a problem with sewer gas.
The parking garage has never been cleaned. The floors are filthy and you’ll be tracking that dirt into your home. Not to mention there are spider webs covering almost every light in the garbage. Good thing they charge you a monthly fee for pest control.
There are endless problems with the gym, the pool, the sauna, and the common areas in general. From broken equipment, unsanitary conditions, and some of your fellow tenants, we’ve got it all in this luxury building.
Many units have problems with their HVAC system. During the summer when you are forced to blast your AC, condensation will accumulate in the HVAC’s drip tray. If it was installed correctly the buildup of condensation will flow to a drain and you’ll never notice it. But, if you’re among the unlucky units that had the HVAC Installed incorrectly, then that condensation will begin to drip, make sure to have a bucket handy.
While the kitchens are nicely appointed with GE Cafe appliances, they seem to have forgotten about vent hoods. Unless you have a balcony, you can only open your window about two inches. Consequently, if you try to cook anything that will produce smoke, you’re going to set off the smoke detectors. Luxury.
Vitri features Whirlpool washers and ventless dryers. The dryers are terrible. Make sure to clean both lint traps, but don’t be surprised when that doesn’t help.
This is a Luxury building, and the rents are definitely in the Luxury price range. But, don’t expect your Luxury rent to cover everything.
Vitri had potential, it has a good location, but it’s let down by a subpar management company that appears to be in way over their heads.

We're sorry to hear you haven't enjoyed your experience at our community. Our team has made significant changes and have addressed a lot of the concerns mentioned. We are working with our residents to ensure the trash chute doors are closed as the... trash chute is on a hydraulic system which will not allow another door to open if one is left open. Our pest control vendor does spray treat for spiders, however the ceilings are over 2 stories tall in the trash rooms and the sewer smell has since been addressed. We are working diligently to have repairs completed for our steam room and are currently awaiting a part to repair from our vendor. We3 can see you have additional concerns, which we would love the opportunity to address. Please give us a call at (480) 530-3768 where a member of our team can connect you with our Community Manager.

Good location, horrible everything else
Recently, many apartments have been converted to short-term Airbnb rentals by the property management, so be aware of that. The garage concrete will dirty your car daily, the stairwells are pretty dirty, but maintenace is usually pretty good. There are $200 worth of fees on top of the advertised rent.

Terrible Guest Parking, Bad floors, and TONS of noise
The floor is really poorly applied vinyl as far as I can tell, and a basic office chair will tear into it with no problem. If you plan on having a desk and a chair, get a floor mat.
I haven't had a good nights sleep since I moved in.
Every day of the week I wake up between 7am and 8am to either the neighbors dog barking (usually lasts from 8am-5pm at least, I assume they are gone at those times), construction on the roof (I'm on the top floor) (but you have to sign a construction noise... addendum that has no expected end date), or my other neighbor practicing the trumpet.
I've complained to management about the dog, and it usually stops for 3-4 days and then starts back up. Frankly, it seems like they spend more time trying to fill the rest of the rooms, than they do taking care of the people who live here.
And lastly, the parking here is a ABSOLUTE NIGHTMARE. If you are expecting to have someone over for any amount of time, for literally anything, good luck. There are around 10 guest spots (about 7 more after business hours) for the entire building. That's it. And now, you have to register them for 24 hours at a time. This means that my S.O. who doesn't live with me, who usually stays over from Thursday night to Saturday afternoon, has to have a spot reserved 3 times, and if we don't get it, even once, they will be towed or our plans cut short.
To add to this, management recently started enforcing assigned parking spaces. Parking wasn't an issue before, the garage is barely 3/4 full. Originally they put me in a parking garage that didn't even connect to the elevator on my side of the building. After I complained they moved me into the main parking garage but still decently far from the elevator next to my apartment (my apartment is only about 40 feet from one of the elevators, but a 4-5 minute walk from any of the other ones). Finally they moved me a third time and now I'm at an ok place. I consistently got a better parking spot without assigned parking. Before I never had to park even remotely close to as far as I am now. Seems like they had little care about where your apartment actually was when giving out parking spaces.
By and large, parking is completely unsustainable and with the enforcement of guest spot reservations, almost unusable for basic living.
I have no plans to renew after learning these things. And the only reason I haven't broken the lease yet is that the buyout includes all concessions so I'd have to pay around $9k to buyout.

Property Manager at Vitri responded to this review
Hi Elijah, Thank you for your comments- they will only help us get better! We’re always open to ideas on how to improve the community and your living experience. We are most certainly looking forward to all the brand new retail spaces that are... opening directly below us, but can also understand the nuisance this creates while the build-out and prepping to reveal their new space is happening. As for parking, we understand the concerns regarding the recent enforcement of our parking spaces, however our residents are our #1 priority, and having a dedicated space for you to come home to and a fair process so that our entire community of residents' guests have parking is our goal. We felt that the parking plans were an overall benefit and while we've had favorable feedback thus far, we're terribly sorry this process doesn't work for your situation. The number of guest spaces has not changed since you moved in, sadly, we wish this could've been conversation that we had with you prior to moving in so that we could've set the right expectations as assigned parking has been our plan since we opened last year. Thank you again for your feedback.Sincerely, Gina SauglingCommunity Manager

This is NOT luxury living as advertised and what I paid for!
Poor Customer Service, Management and Experience.
I moved in mid-March 2020 (unit 457) into what was advertised as luxury apartment living and was the complete opposite. The amenities and finishes are nice but ends there. The issues faced had nothing to do with the pandemic, more the lack of management follow up and overall issues stemming from a lack of a punch list post construction and design. Issues such as shower heads with poor water pressure, noisy AC caused by the damper (in my... unit in the bedroom), missing peep hole at front door, bedroom closet missing a rod bracket shelf support, kitchen drawers not properly closing, dryer always shutting off (error message), several pieces of the flooring lifting up and lastly the stove with no vent system and no windows to open (which at times sets the smoke detector off). The constant elevators out of order, dust on the vehicles from the construction, funky smells in the corridors, very early noise from the local restaurant dump trucks and fire alarms really puts this place nowhere near luxury living.
I got so frustrated we broke our lease early yet still had to pay for the remaining months of not living on site. Glad to be out of that place!

Hello, We're deeply saddened to hear that your experience at Vitri was anything less than favorable, and we understand how living in a brand new building under construction can be difficult, especially during a pandemic when everyone is mostly forced... to stay home. As one of Vitri's very first residents last year, we had high hopes that you would enjoy your time with us and we're sorry that you didn't have a more positive experience. Our community has worked to overcome construction challenges, and we use all feedback to learn and grow as a team and we appreciate your time. We wish you the best in your new home! Kindest Regards, Gina Saugling Community Manager
