Whitten Creek isn’t a bad option if you simply need a place to sleep, but after living there for about five years, I was ultimately happy to leave.

On the positive side, my apartment in the 1300 building was basic but fairly modern and in decent condition. The maintenance team was generally responsive and handled repairs promptly. The complex also allowed me to keep a large-breed dog, although that required a substantial nonrefundable pet deposit plus additional monthly rent.

Unfortunately,... the overall property management left a lot to be desired. The grounds were frequently flooded, and dog waste was often left throughout the property—even on the sidewalks. Although the complex had dog parks and waste-bag stations, those stations rarely had bags available. Management repeatedly blamed supply issues, which was frustrating considering how many residents were paying monthly pet rent.

Winter maintenance was another concern. Management refused to put down salt, claiming it could cause someone to slip and sue. That reasoning made little sense to me, especially when untreated ice created an obvious hazard for residents, including children and older adults.

The most frustrating experience involved the roadwork planned for 2023. Residents were initially told it would happen during the summer. In September, it was pushed to sometime in October, and we were told to watch the Facebook page and expect notices on our doors. Instead, management announced on October 25 that vehicles had to be moved that same day or they would be towed. My wife and I had already left that morning for vacation, and we returned to a $341 towing bill. Even 24 hours’ notice on our door—as management had promised—could have prevented the situation. When I picked up my truck, I saw around seven other vehicles at the tow lot with Whitten Creek parking stickers, so we clearly weren’t the only residents affected.

Overall, the apartments themselves are acceptable, and maintenance was reasonably dependable. However, poor communication, inconsistent upkeep, and management’s unwillingness to address recurring problems made the experience increasingly frustrating. January 19th 2024) I lost all of my personal property in an apartment fire. The cause of which is still unknown to me despite my honest and diligent efforts.
That day Whitten Creek Apartments terminated my lease and threw us out on the street. They didn't offer to rebuild our apartment. They didn't offer us temporary housing. They continued to conduct new resident interviews while our apartment burned. They claimed they had zero vacancy.



I want to know what caused the fire.

If safety, a clean apartment, and friendly staff are what you're looking for, Whitten Creek Apartments is a good place for you to rent!

I lived there for two years and I do not have one complaint. Staff always answered messages and calls promptly. I want to add, I rented as a woman in her early 20s and lived alone. Safety was extremely important to me, and not once did I feel unsafe. Whitten Creek is family and pet-friendly, too.

I absolutely loved living at the Whitten Creek apartments! I would recommend this to college students or anyone trying to find a nice apartment that’s affordable and close to Jonesboro. The staff is amazing and very helpful. They genuinely care about their tenants and I would definitely recommend living here. The apartments are also very nice and clean. I never had any problem with this place! I hated to move out. Very quiet and affordable place to live.

Management runs this place like section 8 housing. They are very nice to you at first like stepford wives but once they get your signature on the lease, they are completely rude and unreasonable. If anything goes wrong in the apartment, they will always charge you and say it's your fault even if it's wear and tear from their cheap materials. This is like trailer park with two stories. The gym and pool also leave plenty to be desired.
